What to expect in your first appointment


Our financial lives can be complex and it can sometimes feel uncomfortable to begin a conversation around finances, however knowing what to expect can elevate these worries.


When you book your appointment with one of our advisers, the admin team will send you a link to our secure online portal. Here you’ll be able to upload any documents that are requested so that our advisers are able to have a clear view of what’s going on financially at the moment.


The adviser uses these documents to begin what we call a Fact Find, this is a document which compiles all of the information that is needed to complete your Agreement in Principle and later down the line, your formal mortgage offer.


During the appointment, your adviser will discuss your current plans and aspirations, gauging where you are in your property journey. This helps them to ascertain which mortgage will be the best fit for you. If you have any questions about the types of mortgage available this is the time to ask them.


Once you and the adviser have agreed on the type of mortgage you require, you will usually go through the Fact Find. This will give you and the adviser a thorough overview of your current financial situation. You’ll be asked things such as; your job title and type of employment; what your regular outgoings are and if there are any outstanding debts in your name. This allows the adviser to tailor the next steps to your unique situation.

By the end of the appointment, you will come away with a clear plan. This might be that your adviser is going to apply for an AIP (Agreement in Principle) on your behalf so that you can start your house hunting or it might be something else. The outcome of the appointment, like everything else in our process, has your best interests at it’s centre.


Throughout the appointment, your adviser will check to make sure that you understand the different aspects of what’s being discussed. They’ll often say that there’s no such thing as a silly question and they truly mean it. You are embarking on one of the most important purchases of your life so feel free to ask them as many questions as you need to, to fully understand the process.
